Seller’s Responsibilities
- Disclose all past and present knowledge of any situations or conditions that could be considered important to the buyer.
- Compensate both Seller’s Agent Fee and Buyer’s Agent Fee at closing.
- Secure a clear title.
- Obtain a Certificate of I&I Inspection. (Applies to Cloquet, Duluth , Hermantown and Proctor ).
- Obtain a Lateral Line Inspection Certificate. (Applies to Hermantown and Proctor ).
- Obtain a Certificate of Septic Compliance/Non-Compliance.
- Transfer property as presented and agreed upon in the Purchase Agreement.
- Remove all personal belongings and garbage by the day of closing.
- Submit a paid-in-full receipt for final garbage bill.
- Leave all keys, garage door openers, remotes, manuals and warranties.
- Property is in a clean state upon transfer of ownership.
